Eric Keller, a licensed professional engineer from Bowman Consulting Group, provided testimony regarding the project, which received preliminary site plan approval in 2018. Keller noted that construction began earlier this year, and the township's building department has issued a certificate of occupancy for the trailer and associated building work.
Keller emphasized that the construction is generally in conformance with the approved preliminary site plans, with only minor deviations that do not affect the property's functionality. The site is primarily designated for truck parking, but there are options for a mix of truck and car parking configurations to meet tenant needs.
Additionally, Keller reported that a minor subdivision granting land to the Morris County Municipal Utilities Authority has been finalized, and all necessary permits, including a flood hazard permit from the Department of Environmental Protection (DEP), have been obtained. He confirmed that the fill placed on the site is within the permitted limits.
The meeting also addressed minor grading modifications around the detention basin to enhance its functionality, ensuring compliance with flood hazard regulations. Keller assured the board that these changes would not impact the basin's performance. The board is expected to review the project further, considering recommendations from various officials to ensure all conditions of approval are met.
