Additionally, item number 6, related to planning and zoning hearings, was continued to the next meeting scheduled for September 25.
The primary focus of the meeting was agenda item number 5, concerning a zoning case (Z2023 048) for a 5.1-acre site located on the north side of Buckeye Road. The applicant, Jessica Sarasconi, is seeking to rezone the property from its current classifications to allow for industrial use, specifically for warehousing salt products. The site, which currently houses an old warehouse and silo facility, is situated in a county island within the Avondale planning area.
The proposed zoning change aims to facilitate the development of the site while implementing specific conditions, including limiting storage to indoor use only and prohibiting outdoor stockpiling. However, the proposal has faced opposition, with approximately 25 letters from local residents expressing concerns over potential noise, dust, and increased traffic associated with the development.
The city of Avondale has also voiced its apprehensions, advocating for the site to be developed as a mixed-use area in line with their general plan. They expressed a preference for the property to be annexed into the city, emphasizing the need for compliance with city regulations regarding access and emergency routes if the industrial zoning is approved.
