The first agenda item focused on a conditional use permit requested by Nicolay Zaitsev for an accessory building in a unique neighborhood characterized by larger lots. Planning commissioners expressed support for the permit, emphasizing the need for better screening of the building. A key stipulation proposed was the requirement for Zaitsev to submit detailed plans, including building materials and colors, before the city council's consideration on August 5. The commissioners agreed that ensuring the new structure aligns aesthetically with the existing home was crucial, and they expressed confidence in city staff to facilitate this process.
The second item involved a public hearing for the Sundance Lakeville, second edition, which proposes a comprehensive development plan for a 14.74-acre site. The project includes 167 stacked flats, nine single-family homes, and a 5,000-square-foot amenity space featuring a fitness center, outdoor pool, and dog park. Ryan Saylor, vice president of development for Timberland Partners, presented the project, highlighting its high-quality construction and suitability for young professionals and downsizers. The development aims to integrate seamlessly into the existing neighborhood and is designed to meet all zoning and code requirements.
The planning commission noted the historical context of the site, which had previously been zoned for commercial use. The recent rezoning reflects a shift towards residential development, aligning with community needs and the city's comprehensive plan. The project is expected to enhance the area while providing much-needed housing options.
