In a recent government meeting, city officials discussed a significant new Planned Unit Development (PUD) project aimed at revitalizing three key locations in Muskegon: 920 Washington Avenue, 965 Western Avenue, and 1330 Division Street. The proposal, which received unanimous support from the commission, includes the construction of 546 new residential units, comprising 432 apartments, 69 condominiums, and 37 townhomes, alongside over 24,000 square feet of commercial space.
Planning Director Mike Franzak outlined the project's scope, emphasizing the transformation of the former Watermark 920 event center into retail spaces and the addition of a new restaurant at the corner of Western and Division. The development aims to address Muskegon's housing shortage, with studies indicating a need for nearly 3,000 new units in the city.
John Rooks from Parkland Properties, the developer, presented details about the project, highlighting its focus on workforce and attainable housing. Proposed rental prices for the apartments are projected to start at around $800 for studios and $1,000 for one-bedroom units, making them accessible to residents earning between 80% to 140% of the area median income.
The project is expected to have a substantial economic impact, with an estimated first-year output of $15.3 million and a projected 50-year impact of $1.5 billion for Muskegon County. Construction is anticipated to begin this fall, with the first phase focusing on the renovation of two buildings, aiming for completion within two to three years.
City officials expressed enthusiasm for the project, noting its potential to enhance the community and preserve historical structures. The development will also include amenities such as a rooftop pool, fitness center, and various retail options, contributing to a vibrant neighborhood atmosphere.
