The plan involves demolishing a 6,000 square foot masonry warehouse, previously part of the Atreat beverage conglomerate, and an adjacent parking lot to make way for a new building nearly 16,000 square feet in size.
The proposed development will include a parking facility designed for employees, company vehicles, and guests, situated at the front of the property along Tacoma Street. Notably, the site’s topography rises towards the west, allowing the new building to be partially submerged, reducing its visible height from surrounding areas. This design aims to minimize the impact on nearby residential properties located to the west and southwest, while also accommodating the commercial and light industrial uses to the south and east.
The project is strategically positioned at a transitional point in the city’s zoning map, bordering the B3 district and low-density residential areas. The layout has been carefully planned to facilitate occasional deliveries, with a loading zone designed to accommodate both box trucks and larger tractor-trailers. Access for these vehicles will primarily be from Tacoma Street, ensuring minimal disruption to the surrounding residential community.
In addition to the building and parking facilities, the project includes plans for installing sidewalks along East Livingston Street, where none currently exist, as well as landscaping and site lighting to enhance the area. City staff have reviewed the proposal and noted that it aligns well with existing regulations, although they requested additional renderings to visualize the project better.
