In a special meeting on July 23, 2023, the Denton City Council convened to discuss the Southeast Denton Area Plan, a comprehensive initiative aimed at addressing community concerns regarding displacement and gentrification while honoring the area's rich history. The plan encompasses approximately 975 acres, bordered by East McKinney Street to the north and South Bell Avenue to the west.
Deputy Director of Development Services, Tina Fergens, highlighted the extensive community engagement that shaped the plan, noting over 40 engagement activities and direct interactions with more than 480 residents over the past ten months. This level of outreach is unprecedented for the city, setting a new standard for future projects.
The plan's development was initiated in April 2022, with a focus on acknowledging the historical trauma from the forced displacement of Quakertown residents a century ago. The project aims to protect cherished community assets while identifying areas open to change. Key goals include fostering a diverse and inclusive community, preventing displacement, and enhancing overall quality of life.
Principal Planner Julie Wyatt and consultant Mitchell Silver presented the plan's highlights, emphasizing the importance of community feedback in shaping its strategies. Among the proposed actions is the development of an anti-displacement action plan, which includes eviction prevention programs and equitable appraisal practices to support residents at risk of displacement.
The plan also proposes the establishment of a cultural district to honor the area's diverse heritage, particularly its Black and Hispanic communities. This initiative aims to preserve historical structures and celebrate the contributions of past residents.
Land use recommendations were also discussed, focusing on creating a transition between higher-density developments and residential areas to maintain community stability. The plan includes overlays to regulate building heights and ensure compatibility with existing neighborhoods, addressing residents' concerns about unwanted developments.
The council is expected to consider the adoption of the Southeast Denton Area Plan following the public hearing, marking a significant step towards addressing the community's needs and aspirations for the future.
