The project aims to add 2,362 square feet to an existing two-story single-family residence, which currently measures 2,302 square feet. This expansion would bring the total adjusted living space to 4,664 square feet.
The proposal includes the removal of a 345-square-foot carport and the construction of a new 520-square-foot detached garage, which will be situated within the front yard setback. The project site is located in the RL 20 district, characterized by low-density residential zoning, and is surrounded by similar single-family homes.
During the meeting, staff member Selena Palmer provided a detailed overview of the project, highlighting its compliance with property development regulations, except for the garage's placement. The commission confirmed that all members had visited the site and had no ex parte communications regarding the project.
The proposed design features materials and colors that will match the existing home, ensuring aesthetic harmony within the neighborhood. The addition will slightly increase the building height and bring the structure closer to the east side property line, but it will still maintain a significant setback of approximately 50 feet.
The planning commission noted that the project would not obstruct views from adjacent properties and that existing landscaping, including mature trees, would remain intact, providing a visual buffer. No public comments were received prior to the meeting, and staff recommended the commission approve the project, citing its alignment with municipal code standards.
