The plan involves constructing a three-story, five-unit townhouse complex designed in the masonry modern architectural style, which adheres to the city’s architectural guidelines.
The proposed development seeks to utilize a Floor Area Ratio (FAR) of 1.37, well below the maximum allowable of 3.0, and aims to establish 15 dwelling units, significantly less than the 30 units permitted. The existing structures on the site, both built in the late 1930s and converted to commercial use, will be replaced by the new residential units.
City officials highlighted the importance of ensuring that the masonry modern style aligns with the surrounding architectural context. The design emphasizes a solid mass with carved spaces for terraces and entrances, primarily finished in stucco with a color palette of whites and creams, accented by greens and blues. The architectural framework is required to follow a tripartite composition, with a glass-emphasized base, a solid middle, and a flat roof that can serve as usable exterior space.
The board is tasked with evaluating whether the proposed design is harmonious with the existing neighborhood and if it exemplifies the masonry modern style effectively. Public comments were invited but none were received during the meeting. The proposal will return for further review after the architectural style is approved by the city commission.
