The project aims to transform two adjacent parcels located at 70 South 6th Avenue and 47 West Second Street into a 17-story building featuring 299 workforce apartment homes and a church living center with a 500-seat catering facility.

Mark Weingarten, a partner at the law firm representing the joint venture, emphasized the urgent need for affordable housing in the community, citing a significant housing crisis affecting residents. The proposed development is designed to cater to individuals earning between 60% to 80% of the area median income, addressing the growing demand for affordable living options.

The meeting served as an introductory discussion, with no formal application submitted yet. Weingarten noted that the project would allow access to county and state funding sources, which would also enhance parking facilities in the area. The development team expressed their commitment to working closely with city officials to navigate the necessary legal and zoning requirements.

John Mattio, executive vice president of Maunco, highlighted the company's long-standing dedication to affordable housing, having developed over 5,000 housing units across New York State, including 800 in Mount Vernon. He reiterated the importance of community partnerships, stating that the equity and benefits from the project would remain within the local community.

The meeting concluded with a call for support from the council, as the development team seeks to move forward with formal applications and planning. The proposal reflects a collaborative effort to address pressing housing needs while fostering community development in Mount Vernon.
