During a recent government meeting, a proposal by Adam Nash to amend the zoning code for the SD Carnation zone was discussed. The amendment seeks to allow gasoline service stations in this area, which currently prohibits all automotive-related land uses.
The proposed change involves amending section 21 1920 of the zoning code, specifically striking out the clause that disallows automotive-related services in the SD Carnation district. Under the existing regulations, gasoline stations are permitted only as conditional uses within the CVC zoning district, while all other automotive services remain prohibited.
Nash, who has owned the property for seven years, explained that the amendment is necessary to attract a tenant interested in establishing gas sales at the location. He highlighted the challenges faced in the past, including a failed attempt to open a pharmacy that was ultimately hindered by economic factors during the COVID-19 pandemic.
The city staff has recommended denial of the proposal, but Nash emphasized that this recommendation is not based on the merits of his application. The meeting included a structured presentation format, allowing Nash to present his case followed by staff analysis and public comments.
The outcome of this proposal could significantly impact the SD Carnation zone, potentially paving the way for gas stations while maintaining restrictions on other automotive services. Further discussions and public input are expected as the proposal moves forward.
