In a recent government meeting, discussions centered around the innovative design and amenity features of a new building project, highlighting the integration of aesthetic and functional elements. The design team presented plans for stairwells that will serve as illuminated light shafts, creating a warm, sunset-like ambiance at night. This approach aims to enhance the building's visual appeal while complying with city requirements.
The team emphasized the importance of using a translucent film to achieve a soft amber glow, steering clear of overly bright colors. They are considering hiring an artist or utilizing graphic design to create images that will be applied to the windows, further enriching the building's character.
Additionally, the project includes a significant amenity space totaling over 20,000 square feet, exceeding the required 18,580 square feet. This space will feature a two-story clubhouse, a pool deck, and areas for outdoor activities, catering to the needs of residents, many of whom have pets.
However, the design team faced challenges regarding glazing requirements mandated by city regulations. The building must incorporate 40% glass on the first two levels and between 40% to 80% on upper levels. The team expressed concerns about the feasibility of these requirements, particularly on the building's rear side, which faces a retaining wall and is not visible to the public. They proposed using solid concrete in these areas to reduce costs while still meeting the overall design standards.
The meeting concluded with the design team hopeful that the planning commission would consider their requests for adjustments to the glazing requirements, given the unique nature of the project and the significant investment in high-quality design elements.
