In a recent government meeting, representatives from Avenue Consultants presented a special exception application for a grading plan at 9 Bentwood Lane, which involves a cut greater than 10 feet in a sensitive area overlay zone. The applicant, Wes Goldberg, faced challenges with the initial grading plan, which had been approved in August 2022 but did not reflect necessary updates for a structural foundation wall. This oversight led to the construction of an RV garage that exceeded the permitted cut depth.
The city became aware of the over-excavation in late 2023 and collaborated with Goldberg's team to devise a solution, resulting in a revised grading and drainage design. The new plan aims to minimize the area of excessive cut while incorporating landscaping features to enhance the site’s aesthetics and functionality.
During the meeting, a neighboring property owner, Adam Thorpe, raised concerns regarding the impact of the construction on his property, including damage to landscaping and existing retaining walls. Thorpe emphasized the need for restoration of his property and expressed worries about the safety of a proposed retaining wall, urging for protective measures to prevent accidents, particularly for children in the area. He also highlighted potential drainage issues that could affect his property.
City staff recommended approval of the special exception, noting that the revised plan is a significant improvement over the original submission. The planning commission will consider the public comments and the staff's recommendations before making a final decision on the application.
