In a recent government meeting, officials discussed a proposed development project on a vacant 4-acre property located between Bangerter Highway and River Heights. The site, owned by BHMU (Bangor Highway Mixed Use), is governed by both the zoning code and a development agreement included in the meeting's report.
The proposed site plan includes a single access point from River Heights Drive and two connections to an adjacent office development. The internal roads of the project will be private, maintained by a homeowners association (HOA). An existing fence along the northern boundary will remain, while a new fence will be installed along Bangerter Highway in compliance with city regulations. Notably, the southern and eastern project boundaries will not feature any fencing.
The development plans include 72 townhome units, each equipped with a two-car garage. In addition to private garage spaces, guest parking will be available along the southern and western edges of the project. The architectural design features three-story buildings, reaching heights of up to 39 feet, with varied materials and colors to enhance visual differentiation. The project has already undergone review by the architectural review committee, indicating a step forward in the approval process.
