City staff presented the current zoning status, noting that the majority of the property is currently designated for multifamily use, while the surrounding area predominantly features single-family zoning. The proposed change aims to align the zoning with the surrounding residential character and is deemed compatible with the city’s future land use plan, which supports a gradual transition from more intense uses to single-family homes.
The site is not located within a floodplain and will have access to city water and sewer services. However, any future development will require adherence to specific standards related to landscaping, parking, and building design as outlined for the SF7 district. Additionally, the city’s master thoroughfare plan indicates that right-of-way dedication will be necessary, although this will be addressed during the planning process.
The Planning Commission previously reviewed the rezoning request and voted unanimously in favor of the proposal. The city council opened the floor for public comments, inviting community members to express their views on the matter before proceeding to a vote. The council is expected to make a decision on the rezoning request in the coming sessions.
