City staff recommended that the Planning Commission hold a public hearing to approve the subdivision plat, contingent upon several conditions. Notably, the plat will not be recorded until the final plat approval for the adjacent Center Square Subdivision is granted. Additionally, if a zoning map amendment is approved, it will only take effect after the final plat approval and recording of both the Monroe and Center Square Subdivision plats.
The proposal also includes a development agreement that must be executed prior to final plat approval, featuring a sunset clause that mandates construction to commence within 180 days. The applicant is required to work closely with city staff to ensure compliance with municipal codes and to provide necessary assurances for landscaping and public infrastructure improvements.
