Dale Helgren, a long-time resident, expressed fears that the development would significantly decrease property values in the area, which he described as a high-value neighborhood. He emphasized that the introduction of rental properties would negatively affect the community's character and property values.
Mitch Rice raised concerns about water levels, citing past flooding issues and questioning how the proposed development would manage stormwater runoff. He and other residents noted that the area is prone to flooding, and any construction could exacerbate these conditions.
Doug Miller, who lives adjacent to the proposed site, echoed these sentiments, stating that the property has already been improperly filled in the past, leading to drainage issues. He argued that the area is unsuitable for multi-family housing due to its history of flooding.
Other residents, including Roy Gertz and Cora DeNeymer, also questioned the suitability of the land for development, citing safety concerns and the potential for increased foot traffic along the creek. They urged the planning commission to consider the long-term implications of the rezoning on the neighborhood's integrity and environmental health.
Despite the Planning Commission's recommendation for approval during a previous meeting, the strong community opposition raises significant questions about the future of the proposed development. The next steps will involve further review by the site plan committee, where these concerns will likely be addressed.
