Brandon Heights Project set to transform local landscape

During a recent government meeting, officials provided an update on the Brandon Heights Project, a significant mixed-use development in Brandon, Mississippi, which includes a hotel, residential units, and commercial space. The project, which has been in the works for over a year, is situated on city-owned land between City Hall and a local park.

Joe Thrash, representing the Thrash Group, detailed the project's evolution from conceptual drawings to more advanced construction plans. The development will feature 88 hotel rooms, 95 apartments, and approximately 22,000 square feet of office and retail space. Thrash emphasized the project's aesthetic appeal, highlighting a central courtyard designed to enhance community engagement through art and outdoor dining options.

A critical aspect of the project's funding is the Tax Increment Financing (TIF) plan, which requires approval from both the county and city. The county's participation would mirror the city's commitment, ensuring that the county's financial contribution does not exceed the city's. The state of Mississippi is also involved, having approved the project under its tourism rebate program, which will provide additional funding through sales tax revenue over 15 years.

The meeting also addressed logistical challenges, including civil engineering requirements due to the site's topography, which necessitates significant earthwork and the construction of a retaining wall. Thrash expressed optimism about moving forward, anticipating that construction could begin within 60 days of receiving the necessary permits.

In addition to the Brandon Heights Project, the board discussed the naming of a private drive in Rankin County to improve emergency response and navigation. The proposed name, Mount Helm Trail, aims to enhance 911 addressing for residents.

Lastly, the board considered a master plan for a 150-acre agricultural development in the Rankin First Industrial Park, which seeks to promote agricultural interests in the region. The board plans to further discuss this initiative in an upcoming meeting.

Overall, the meeting underscored the collaborative efforts between local government entities and private developers to enhance community infrastructure and economic development in Brandon and surrounding areas.
