The proposed development includes two tracts, with Track One allowing for around 1,850 homes, while Track Two could accommodate 1,040 lots, although the developers plan to construct significantly fewer homes—536 on Track One and 297 on Track Two.
The development plans include strict covenants to establish a homeowners association and an architectural review committee, ensuring community standards. Notably, about 19% of the tracts will be designated as common areas, featuring lakes, ponds, walking trails, and green spaces. A 50-foot buffer zone will also be maintained along the southern property line.
The availability of sewer services has been highlighted as a key factor in the rezoning proposal, with Bear Creek confirming their readiness to provide sewer service to the new development. This marks a significant change from previous years when the area lacked such infrastructure.
Concerns regarding school capacity were addressed, with a letter from the Madison County Schools superintendent acknowledging the anticipated growth in the region. The district is actively planning for future needs, including ongoing capital projects to maintain and expand school facilities.
Additionally, a traffic study was presented to assess the impact of the new development on local infrastructure. The meeting underscored the historical significance of the land, which has been in the Yandle family for over 50 years, marking a transition in its use and ownership.
