The homeowner explained that the request stems from significant topographical changes in her rear yard, which drop approximately 8 feet from the eastern property line to her home. This elevation change complicates the addition of the garage, as it could lead to future drainage issues. The property, built in 1956, predates the surrounding developments and originally had only one front setback requirement.
The applicant had previously deferred her case to clarify property lines, which were found to be 17.5 feet from the back of the curb, rather than at the curb itself. With the new survey, she is requesting a setback of 30 feet from the curb, which would still be below the required distance for the residential district.
