In a recent government meeting, plans for the redevelopment of Martin's View were presented, highlighting a comprehensive approach to community benefits and sustainable design. The project aims to ensure that all current residents have the right to return at their existing rents, alongside a commitment to 17% Inclusionary Zoning (IZ) units, a daycare facility, and various public space improvements.
The proposed Planned Unit Development (PUD) and Map Amendment will facilitate these enhancements while aligning with the city’s comprehensive plan. Key features of the project include a community service center dedicated to workforce job training, which is a new addition following a recent community benefits agreement. The development team is also seeking zoning flexibility for several aspects, including a variance for mechanical penthouse height and adjustments to the percentage of residential gross floor area designated for IZ units.
Support for the project has been robust, with endorsements from the Office of Planning and the Department of Transportation, as well as letters of support from local residents and the Advisory Neighborhood Commission (ANC). The redevelopment, which will occur in four phases, is designed to strategically relocate residents during construction, ensuring that they can return to newly renovated units.
The development team, comprised of local partners with extensive experience in affordable housing, emphasized the urgent need for modernization of the aging buildings, which were constructed in 1944 and currently lack modern amenities. The phased approach aims to minimize disruption while enhancing living conditions for all residents involved.
