The property had been notorious for code violations under its previous ownership, prompting the current owner to invest considerable resources into environmental remediation and compliance.
The proposed development includes a sophisticated stormwater management system, addressing previous environmental concerns. Redonda noted that 54% of the land will remain open space, and extensive landscaping will be implemented to enhance the viewshed for the surrounding community, particularly the LaGrange neighborhood.
Community feedback has influenced several aspects of the plan, including the installation of an eight-foot fence and specific landscaping requests. Additionally, the design of the facility's front buildings is intended to reflect an agricultural aesthetic, featuring peaked roofs and full windows to improve visual appeal from Route 40.
