During a recent government meeting, key discussions centered around two significant development projects: a preliminary plat for a residential subdivision and the redevelopment of the Hyatt Hotel.
The preliminary plat, presented by representatives from Icard Merrill Law Firm and AM Engineering, involves a 3.19-acre site designated for 72 single-family attached townhomes. This project is identified as Phase 3 of the overall development. Acting Chief Planner Noah Fossek highlighted two primary requirements for the project: the need to provide the area of each proposed lot and the approval of a planning board adjustment to reduce the minimum lot size to 970 square feet. Additionally, Fossek noted that under Senate Bill 8122, applicants may request up to 50% of permits for a residential subdivision upon preliminary plat approval, with final plat approval required before occupancy certificates can be issued.
The meeting also addressed the Hyatt redevelopment project, which aims to replace the existing hotel with a mixed-use facility featuring 166 hotel rooms, 224 condominium units, a 7,000-square-foot ballroom, and 47,100 square feet of commercial space. The project will involve the demolition of the current Hyatt structure and the construction of a new building with two towers. Travis Flutterman from Stantec, the engineer of record, along with other project representatives, provided insights into the redevelopment plans.
No significant comments were raised by various departments, including Public Works, Utilities, and the Fire Department, indicating a smooth progression for both projects. The meeting concluded with a partial sign-off on the preliminary plat, paving the way for further development in the area.
