The applicant has submitted a request for preliminary subdivision approval for the first phase, which aims to increase the number of single-family units from the originally approved 143 to 184. This adjustment follows a detailed investigation that revealed more usable land after wetlands were delineated on the property.
The zoning for the site has been updated to R-2, permitting both single-family homes and townhomes. The future land use map indicates that the property lies outside the potential annexation area of the county.
City staff have recommended approval of the preliminary subdivision plat, contingent upon several conditions. These include compliance with city ordinances and building codes, the dedication of right-of-way to the city prior to final plat approval, and adherence to recommendations from a traffic study that calls for additional right-of-way or easements to facilitate traffic improvements, including a traffic circle at the intersection of Kawana Road.
The Planning Commission voted unanimously in favor of the preliminary subdivision plat during their meeting on June 4, 2024, signaling strong support for the project as it moves forward.
