The applicant, represented by Summit Ridge Energy, is seeking to rezone the properties from their current designations—C7 mixed-use and CR community residential—to M1 zoning, which permits solar farms with special approval.
The two parcels encompass approximately 43 acres and 2.1 acres, respectively. The larger parcel has a history of zoning changes, originally designated for residential use, while the smaller parcel has remained undeveloped since its zoning designation was altered in 1995. The proposed solar farm aims to utilize the land without adversely affecting the surrounding residential neighborhoods, although concerns were raised regarding its compatibility with nearby single-family homes.
Summit Ridge Energy, established in 2017, has successfully completed over 100 projects nationwide and is currently developing an additional 75. The company assured that all necessary permits will be obtained and that they will adhere to decommissioning requirements, ensuring the site is restored to its original state post-operation. The development is expected to generate minimal traffic, with only a few maintenance visits anticipated monthly.
Despite the planning commission's recommendation for approval, the proposal does not align with the future land use map, which suggests commercial use for the smaller parcel and residential use for the larger one. The meeting concluded with a call for separate resolutions for each parcel, setting the stage for further deliberation and a potential vote in upcoming sessions.
