In a recent planning commission meeting, significant discussions centered around the North Village Area Plan 2, which aims to modify the existing master plan development originally approved in 1995. The proposal, submitted by Legacy Builders Incorporated and North Village Development Incorporated, seeks to adjust zoning and land use designations, increase the overall unit count, and extend the development agreement timeline.
Key changes include the request to reserve a 20-acre site for a middle school, an increase from the previously designated 11 acres. The developers also proposed reducing the requested extension of the development agreement from 20 years to 15 years, now set to conclude in 2040. The project aims to accommodate a total of 2,599 residential units, including both single-family and multifamily homes, while also providing 8.1 acres of parkland and committing to the construction of 100 accessory dwelling units.

This approach aims to ensure that community facilities are available in line with residential development.
The meeting also addressed concerns raised by the city council regarding the pace of development and the timing of apartment construction, which will now be contingent on market demand. Additionally, the proposal includes plans for a business park, with a formal application expected in 2025.
The commission voted unanimously in favor of moving the proposal forward, with further discussions anticipated at future meetings. The ongoing development of the North Village area reflects a broader commitment to balancing residential growth with essential community infrastructure.
