In a recent government meeting, discussions centered around a proposed new building for Frito Lay and Pepsi, which will replace their current facility in an outdated metal structure. The new development, spanning 58,100 square feet, is set to be constructed on two of the three lots owned by the company. The project has already received preliminary approval from the Historic District Commission (HDC) and is moving forward with minor adjustments.
Representatives from Hays Engineering presented the project details, addressing concerns from local residents regarding noise, lighting, and traffic. The building will feature three downlit lights in the front and will include extensive landscaping, with over 50 trees planned for the perimeter to enhance screening. The operational hours have been agreed upon, with weekday operations from 6 AM to 9 PM and limited Sunday hours from 6 AM to 6 PM, aimed at minimizing disruption to the neighborhood.
A significant point of discussion was the request for a waiver on inclusionary housing requirements, which has been a contentious issue in the area. The representatives noted that the workforce primarily resides locally, and the building will not include residential units, as it is a single-story structure. The board members expressed their concerns about the inclusionary housing policy, emphasizing the ongoing challenges in balancing development with community needs.
Additionally, the project will not increase traffic, as it will maintain the same number of trips and trucks currently operating from the existing facility across the street. The meeting concluded with assurances to the community that any issues arising post-construction could be addressed through the planning board, ensuring ongoing communication and responsiveness to neighborhood concerns.
