The proposal includes a parking plan that allocates two parking spaces per unit, totaling 476 spaces, along with an additional 30 guest parking spaces, bringing the total to 506 spaces. However, some council members raised concerns about the adequacy of parking, noting that the development may be short by approximately 10 spaces based on initial assessments.
The planning commission previously expressed reservations regarding the contemporary architectural style of the development, suggesting it does not align with the existing character of the surrounding area. The developer indicated a willingness to address these concerns if the city council deems it necessary.
Further discussions highlighted the parking situation in the nearby Kingswood neighborhood, which offers only half a guest parking space per unit, compared to the proposed full guest parking space per unit in the new development. The proposal also includes plans to create approximately nine new parking spaces along Pandora Way, which will be improved to include sidewalks as part of the project.
Traffic concerns were also raised, particularly regarding the potential impact on local intersections during peak hours, especially with the proximity to Cottonwood Creek School. Suggestions were made to explore the possibility of creating an additional exit from the development onto Twain Hart to alleviate congestion at the existing stop sign.
The meeting underscored the importance of balancing development needs with community concerns, particularly regarding parking and traffic management, as the council considers the proposal moving forward.
