In a recent planning board meeting, discussions centered around a proposed six-unit contractor building that will feature garages and a parking configuration that has raised concerns among board members and local residents. The project, which is still in its early stages, has prompted questions regarding potential environmental impacts, particularly concerning the storage of chemicals near a nearby river and residential wells.
The board emphasized that any future tenants must present their plans to the planning board, ensuring that the use of the property aligns with local regulations. Currently, the property owner has not finalized leasing agreements, leaving uncertainty about the types of businesses that may occupy the space.
A significant point of contention arose regarding a waiver request to reduce the required parking spaces from 36 to 30. The board justified the waiver by noting that the anticipated tenants, primarily contractors, would not generate high traffic or require extensive parking due to their work patterns. The proposed configuration includes 18 surface parking spaces and an additional 12 spaces within the garages of the units.
Concerns were raised about the adequacy of parking, particularly regarding delivery vehicles and their ability to maneuver on the property. Board member Dennis highlighted the potential issue of delivery trucks needing a turnaround area, suggesting that without proper planning, trucks might have to back out onto the road, posing safety risks.
The board ultimately voted in favor of the parking waiver, allowing for the reduced number of spaces. However, they acknowledged the need for further discussion on creating a designated turnaround area for delivery vehicles to ensure safe access to the site.
