During a recent planning and zoning commission meeting, a proposal to amend the PD 20 zoning district for a new hotel and retail development was discussed. The applicant, QCOM, represented by Kapesh Patel, seeks to construct a four-story Country Inn and Suites hotel with 97 guest rooms on a 4.323-acre site located at 1301 East Wintergreen Road, adjacent to Interstate 35 E.
The proposed hotel aims to include various amenities such as a full-service restaurant, bar, meeting rooms, and an indoor pool, all compliant with the requirements of the PD 20 zoning. The development is positioned to align with the city’s comprehensive plan, which designates the area for mixed-use development.
While the proposal received some support, it also faced opposition from local residents. Concerns were raised regarding the potential for increased crime associated with hotels, particularly issues like human trafficking and disturbances from transient guests. Residents expressed a desire for more diverse amenities in the area, such as entertainment options, rather than additional hotels.
The commission noted that the hotel would not operate as an extended-stay facility, which some residents feared could exacerbate local crime. Patel emphasized that the hotel would cater to transient guests and contribute significantly to the local economy, projecting over $200,000 in sales tax revenue and additional property tax income.
Despite the opposition, the planning staff recommended approval of the zoning amendment, citing the development's alignment with city planning goals and the economic benefits it could bring. The commission is expected to forward their recommendation to the city council for final consideration.
