A proposal for a conditional use permit to establish a banquet and function hall at 711 Bridal Keon Boulevard, Suite E2, is currently under consideration. The property, which spans 1,742 square feet within a 2.05-acre parcel, is situated in a commercial area surrounded by a storage facility to the north and west, and Featherstone Apartments to the south and east.
The city’s 2040 comprehensive plan designates this parcel for community commercial uses, aimed at accommodating medium to large-scale service establishments along major corridors. The proposed banquet hall aligns with these goals and is permissible under the C-1 retail commercial zoning, contingent upon the approval of the conditional use permit.
Historically, the site has hosted various amusement establishments, with three conditional use permits granted between 2007 and 2014. However, these permits have lapsed due to the cessation of operations for over four years. The banquet hall, which will cater to small to moderately sized gatherings with a maximum capacity of 100 people, is expected to generate less parking demand than the previous uses.
The parking requirement for the banquet hall is calculated at one space per 100 square feet, totaling 18 spaces. The shopping center, which was developed in 2006, has a shared parking agreement established in 2007 that allows for the use of 76 spaces among all tenants. Currently, five of the ten commercial suites are occupied, and the updated shared parking agreement has been approved to accommodate the new banquet hall.
City departments have expressed no objections to the proposal, which aims to provide an additional event space option near the Kiln Creek Golf Club and Resort. Despite potential concerns regarding noise and traffic, the banquet hall's central location within the shopping center minimizes direct impact on nearby residential properties.
