The applicant is seeking approval for a Highway Business Conditional District, which would allow for the development of an automobile dealership and associated facilities. The proposed master plan includes two phases, with the first phase featuring a nearly 50,000 square foot dealership, 122 parking spaces, and additional storage spaces, some of which will utilize permeable pavement.

The community plan designates the site for Corridor Commercial development, emphasizing auto-oriented retail and service businesses that are highly visible and accessible.
