A proposed redevelopment project at the southeast corner of Pine Street and North Dixie Highway is set to transform a 1.4-acre site, which includes nine parcels and an overgrown alleyway. The project aims to create a mixed-use building featuring 367 multifamily units, approximately 7,400 square feet of ground-floor commercial space, and over 2,800 square feet of coworking space for residents. The development will also incorporate a multi-level parking structure with over 400 parking spaces.
The design includes a five-story podium topped by two residential towers, reaching a total height of 16 stories or 163 feet. This height is compliant with the regulations of the Currie Mixed Use District (CMUD), specifically the transition subdistrict, which encourages pedestrian-oriented development. The project aims to enhance connectivity between Curry Park and Northwood Village, promoting a vibrant urban environment.
Key features of the design include a public plaza, extensive landscaping, and active ground-floor uses that engage with the street. The project will also implement LEED certification and contribute $450,000 towards improvements in Curry Park.
During the meeting, the developers outlined their request for four variances from existing regulations, including adjustments related to building length and the requirement for habitable space along the parking garage's frontage. The developers argued that these adjustments are necessary to maintain the project's efficiency and aesthetic appeal while ensuring compliance with the intent of the CMUD regulations.
The planning board expressed support for the project, highlighting its potential to revitalize the area and enhance the urban landscape. The developers are optimistic about moving forward, with plans to address any concerns raised during the review process.
