City approves groundbreaking affordable housing project for seniors

In a recent Birmingham city council meeting, officials approved a groundbreaking ordinance that will see the former Greymont School property transformed into a hub for affordable senior housing. The city has entered into a 30-year ground lease with Veranda at Graymont School LLC, allowing the developer to lease the property for just $1 per year. This initiative is part of a broader effort to revitalize the Smithfield community, with plans to create 101 affordable rental units specifically for senior citizens.

The project is backed by a substantial $3.5 million allocation from the American Rescue Plan, aimed at facilitating the redevelopment of the site. The total projected cost for the entire development is estimated at $27 million, which includes the construction of an early learning center on the ground floor and additional residential units.

City officials expressed enthusiasm for the project, highlighting its significance in addressing the housing needs of low-income seniors. The affordable units will cater to individuals earning below 80% of the area median income, with specific targets for extremely low-income residents. The development is also part of a larger initiative to replace public housing in the area, in collaboration with the Housing Authority of the Birmingham District.

During the meeting, council members discussed the importance of maintaining the historic character of the existing school building while making necessary upgrades for accessibility. The project will leverage historic tax credits to ensure that the facade remains predominantly unchanged, with minimal alterations to enhance accessibility.

The timeline for breaking ground is projected for this fall, with design and engineering phases currently underway.
