The project encompasses a planning review and conditional use permit application for a 19.09-acre site located at the intersection of Jefferson Street and Indio Boulevard.
The proposed development includes a 7-Eleven gas station and convenience store, a Quinn Cat retail building, and six light industrial buildings. The 7-Eleven will feature a 4,925 square foot convenience store, a 16-pump gas station, and a 980 square foot automated car wash. The Quinn Cat retail building is planned to be approximately 34,685 square feet and will include outdoor vehicle storage and a covered wash bay.
Access to the site will be facilitated through multiple entry points on Indio Boulevard, designed to streamline traffic flow to the various components of the project. The architectural design of the buildings will incorporate a neutral color palette, with the 7-Eleven featuring glass windows and brick siding, while the Quinn Cat building will have large glass windows and an elevated awning for shading.
Landscaping plans include drought-tolerant plants and trees, enhancing the aesthetic appeal of the site while promoting sustainability. The project aims to subdivide the existing parcel into four distinct parcels, with the first parcel designated for the 7-Eleven and the second for the Quinn Cat retail building.
