This area is characterized by 2 to 1 slopes and is currently home to a two-story single-family residence, along with various ancillary improvements. Surrounding land uses include single-family homes to the north and east, with the Trump National Golf Course situated to the west and south.

During the meeting, council members expressed their readiness to participate in the discussion and vote, with acknowledgments made regarding the proximity of their residences to the project site. The proposed amendments to condition number Z14 of the CUP would allow the applicant to submit the necessary planning applications to legalize the previously unpermitted grading and structures.
