If approved, the rezoning would require a site plan for any future redevelopment, adhering to commercial zoning regulations, including permitting and landscaping. The county's stormwater department raised concerns about the presence of sinkholes and wetlands that could impact development.
While staff recommended approval for the 1.1-acre parcel due to its long-standing commercial use, they expressed reservations about the larger 3.6-acre tract, requesting further justification for its need in relation to the existing market. The meeting also noted that similar rezoning requests in the area have been approved, indicating a possible shift towards more commercial development.
Brian Keith, representing the applicant, emphasized the need for additional property to facilitate upgrades and expansions for Cooksey's Market, which has operated commercially despite its current zoning. The commission's decision will weigh the historical use against the planning framework and community impact.
