The project will consist of 15 two-bedroom, two-bath units and 5 three-bedroom, two-bath units, with a total investment of $6,332,708. Of this amount, $6,030,000 is earmarked for direct development costs, while $302,708 will be allocated for wages and administration.
The initiative, known as the Village of Hope, is designed not only for seniors but also for disadvantaged individuals requiring additional housing support. A study conducted by North Central highlighted the urgent need for rental housing in the area, revealing that 50% of existing housing stock was built before 1969 and that 21% of residents are aged 65 and older. This demographic shift underscores the necessity for new rental options, particularly for families earning between $21,250 and $33,305 annually.
Currently, the housing crisis is stark, with only 51 affordable housing units available for every 100 individuals in need. The proposed new construction will utilize factory-built homes assembled on-site, featuring a frost-free foundation to prevent freezing issues, ensuring durability and comfort.
During the meeting, officials confirmed that no matching funds are required for the grant application, which has been viewed as a significant opportunity for the community. Concerns were raised regarding the administrative capacity to manage the project, but officials expressed confidence in their ability to handle the additional responsibilities without needing to hire more personnel at this time.
