In a recent government meeting, significant zoning changes were discussed, impacting several properties in the area. Randy Bridal from the development division of public works presented multiple proposals aimed at adjusting zoning classifications to facilitate residential development.
The first proposal involved a 2.21-acre property at 25700 East Timber Meadows Court, where the zoning is set to change from agricultural to Residential Estates (RE). This change aims to reduce building setback requirements, allowing for more flexible construction options. The plan commission has recommended approval, noting that similar adjustments were made to a neighboring property in 2004.
Another proposal concerned a 10.73-acre tract at 12023 Falconberry Road, which is also transitioning from agricultural to residential estates. The applicant seeks to divide the land into two residential lots, despite the road frontage falling short of the required total. However, staff indicated that the surrounding properties support this change, as there are existing smaller lots in the vicinity.
Additionally, a 5.5-acre property at 8504 South Hillside School Road is proposed for rezoning from agricultural to Residential Ranchette, allowing for the creation of a single-family residential lot. The plan commission has similarly recommended approval for this change, citing compatibility with existing land use.
Lastly, a minor adjustment was discussed involving a property exchange between two applicants, Brian Stockton and Dennis and Diane Epperson, to align zoning with newly established property lines. This adjustment is primarily administrative, aimed at consolidating zoning classifications to reflect the updated boundaries.
All proposals received favorable recommendations from the plan commission, indicating a trend towards increasing residential development in areas previously designated for agricultural use. The committee will continue to review these changes in upcoming sessions.
