The property, located near Interstate I81 exit 109, is set to undergo amendments to its proffer conditions to align with a revised master plan. The proposed changes come after the realignment of Meadow Creek Road and the completion of the closure of Barn Road, which had previously impacted the development layout.
The developers, represented by Steve Simonis of Balzer and Associates, outlined plans that maintain the original intended uses, including a hotel, gas convenience store, and medical office buildings, while removing outdated proffered conditions related to the road realignment. The project aims to enhance local amenities, particularly for the nearby hospital, which is eager for food and gas options.
Additionally, the meeting addressed a request for a special use permit to rezone a 20-acre portion of land from agriculture to a planned unit development commercial (PUDCOM) district. This marks the first request for this zoning classification in the county. The proposal includes plans for a mixed-use commercial development featuring a contractor service establishment, outdoor storage, and potential multifamily dwellings. The site, located on Bridal Fork Road near Blacksburg, will also incorporate a garden center and an event space, with the possibility of an amphitheater and ice rink.
Officials emphasized that the multifamily units would likely be limited to the second floors of commercial structures and primarily serve as worker housing. The rezoning and special use permits will be presented in three separate public hearings, allowing for distinct motions on each aspect of the proposal.
