In a recent government meeting, plans for a new development project were discussed, which includes the construction of a Dunkin' Donuts and two retail spaces on a site less than an acre in size. The proposal aims to replace an existing building with approximately 6,000 square feet of new development, comprising 2,100 square feet for Dunkin' Donuts and 3,700 square feet for retail.
The project is expected to generate around 180 vehicle trips per hour during peak Saturday hours, with slightly fewer trips on weekdays. Notably, the Dunkin' Donuts will be relocating from a nearby location, suggesting that the new site may not significantly increase traffic in the area. The development plan includes 40 parking spaces, which falls short of the 52 spaces required by local regulations. However, proponents argue that the differing peak hours for coffee and retail customers will mitigate potential parking issues.
The site will also undergo modifications due to a proposed widening of the intersection by the Department of Transportation, which will include drainage improvements and a new sidewalk. This will slightly reduce the lot size by three to four feet at the front. The development adheres to local zoning ordinances, maintaining a 75-foot setback from Hooksett Road, which exceeds the required distance.
The layout of the site has been designed for efficient traffic flow, with designated entry and exit points, as well as a drive-through lane for Dunkin' Donuts. The meeting highlighted the straightforward nature of the proposal, which aims to enhance local business offerings while addressing community traffic and parking concerns.
