In a recent government meeting, city officials conducted a joint public hearing regarding a proposed final planned unit development for a new freezer facility. The project, which aims to establish a world-class freezer warehouse, will cover approximately 134,600 square feet on a 7.19-acre site. It will include 84 vehicle parking spaces and 19 tractor-trailer loading spaces.
The Planning and Zoning Commission previously recommended approval of the preliminary plan during their meeting on July 2, 2024. This recommendation was supported by the city council, which also convened on the same day to discuss the project. The council voted in favor of the preliminary plan, with six members supporting it and one member opposing.
A key condition of the approval is the construction of an eight-foot tall masonry concrete wall along the property line adjacent to a neighboring commercial hotel. This measure is intended to provide adequate screening from surrounding properties.
The site is primarily zoned C-2, with a small portion designated as LI (Light Industrial), which permits warehouse construction. Nearby developments include the Gulf Winds Warehouse and a new Transwestern warehouse, both of which are situated in light industrial zones. The area is expected to see further industrial development, particularly from the Port of Houston, which owns adjacent properties.
City officials emphasized the importance of this development for the local economy, highlighting its potential to enhance the region's industrial capacity. The project is positioned to align with ongoing trends in warehouse construction and logistics, reflecting a growing demand for such facilities in the area.
