Next on the agenda was a site plan for Constellation Rock Island, an industrial warehouse proposed for 4701 Hard Rock Road. The facility, which will encompass over 286,000 square feet on 16.83 acres, meets all dimensional, density, and parking requirements as outlined in the Unified Development Code (UDC). The plan includes a walking trail, a seating area with a pergola, and an 8-foot masonry screening wall to buffer the adjacent residential area. The commission approved the site plan unanimously after a motion by Commissioner Fuderco, seconded by Commissioner Coley.
The commission also reviewed a specific use permit for a smoking lounge at 2410 Bridal Lane. The proposed establishment will operate from 5 PM to 2 AM, selling flavored hookahs and employing certified security personnel. The commission noted that no public notices received support or opposition from surrounding properties. The Development Review Committee (DRC) recommended approval with 12 conditions, including a noise study to be conducted prior to the issuance of building permits and strict age verification measures for patrons. The commission is set to revisit the permit within a year of its approval.
