Access to the site will be provided via two entry points: one from the existing access on Shelby Drive and another from the Carriage Crossing Mall.
The application adheres to the town's ordinance requiring new convenience stores to be at least 1,000 feet from residential developments and 1,320 feet from existing convenience stores. The proposed site meets these requirements, being located sufficiently distanced from nearby residential projects and existing stores.
During the meeting, concerns were raised regarding the maintenance and aesthetic quality of convenience stores in the area. In response, the applicant emphasized that the new store would be owner-operated, aiming to maintain high standards of upkeep and design. The applicant also noted that the car wash would be staffed with attendants to ensure cleanliness and proper maintenance.
The commission received several public comments both supporting and opposing the project, which were included in the public record. The applicant expressed confidence in the project's potential to enhance the area, citing support from the owner of Carriage Crossing and the community's need for additional car wash facilities.
The commission is expected to conduct further reviews of the site plan and the proposed conditions to mitigate any potential negative impacts on neighboring properties.
