In a recent government meeting, the McKinney City Council addressed two significant items concerning land use and zoning within the city's extraterritorial jurisdiction (ETJ) and local business districts.
The first item discussed was the final plat for Lot 1, Block A of the Towns and Addition, located approximately 270 feet east of Breezy Hill Road. Jennifer Arnold, the director of planning, presented the case, highlighting a request for a variance from standard subdivision requirements. The developers sought to forgo the construction of a typically required water line, opting instead to utilize an alternative water source from North Collin Water. The engineering department supported this variance, citing concerns over extending water lines in the ETJ, where the city lacks land use control. The council unanimously approved the plat with the recommended conditions.
The second item involved a public hearing regarding a request to rezone a small tract of land at 1443 North Church Street from General Business District (BG) to Light Industrial District. This change is necessary to accommodate a new tenant seeking to establish a small warehouse operation in a facility that has historically operated under the BG zoning. Arnold noted that the surrounding area features a mix of commercial and industrial uses, including a self-storage facility directly across the street. The council moved forward with the rezoning request, reflecting the evolving needs of local businesses.
Both discussions underscore the city's ongoing efforts to adapt land use regulations to better serve the community's development needs while balancing infrastructure considerations.
