Key challenges addressed during the meeting included the need for rezoning to accommodate the duplex units, as the current Planned Unit Development (PUD) regulations did not permit all intended residential uses. The project also requires variances from the scenic river code regarding setbacks from the floodway, which Kalidas explained are necessary to make the development feasible.
The planning commission is set to review the project on the 22nd, following a motion from officials to recommend approval based on compliance with the Scenic River Overlay Design District Zoning Ordinance. The meeting highlighted the community's desire for residential options that enhance enjoyment of the river, aligning with broader urban development goals.
