The site, outlined in red on a presented map, is surrounded by existing industrial facilities, including a concrete batch plant to the north and another concrete plant to the south. The area is also undergoing substantial changes with the construction of a new state-of-the-art wastewater treatment facility by the Fort Pierce Utilities Authority (FPUA).
During the meeting, concerns were raised about the suitability of light industrial development in proximity to heavy industrial operations. The client emphasized the need to consider the aesthetic and operational impacts of heavy industrial uses on potential light industrial tenants, such as catering businesses. In response, the commission proposed maintaining light industrial zoning along Selvitz Road, which is deemed more visually appealing, while allowing for medium intensity industrial uses adjacent to the heavier operations.
Additionally, the commission acknowledged plans by Saint Lucie County to develop a transit facility on a nearby parcel, further influencing zoning decisions in the area. The discussions reflect a broader strategy to balance industrial growth with community considerations, ensuring that Fort Pierce can accommodate new developments while maintaining a favorable environment for residents and businesses alike.
