In a recent government meeting, officials discussed a proposal to rezone a one-acre property in Spring Lake from commercial to residential (RA 20M). The site, located off NC 210 in Anderson Creek Township, is currently unimproved and heavily wooded, with a significant portion encumbered by a 100-foot-wide power line easement.
The property has never been utilized for commercial purposes and has remained vacant, despite being surrounded by residentially zoned areas. Notably, the applicant was unaware of the commercial zoning designation until they sought a building permit for a residence.
During the evaluation, staff confirmed that the proposed residential use aligns with the surrounding zoning and land use classifications, which include both rural centers and medium-density residential areas. The planning board unanimously recommended approval of the zoning change, and no residents voiced opposition during the meeting.
Additionally, the meeting addressed a second rezoning request from RA 40 to RA 30, submitted by Mattamy Homes, indicating ongoing development interest in the region. The discussions reflect a broader trend towards accommodating residential growth in areas previously designated for commercial use.
