The property, originally part of a larger homestead, was subdivided in 2005. The existing structures include a detached garage and two smaller buildings, one of which is a carport constructed by the applicant. The proposed addition would encroach on the rear yard setback, raising concerns among planning staff.
During the meeting, staff and the planning commission noted that while four out of five necessary findings to grant a variance were met—indicating the proposal aligns with the intent of the zoning regulations and the comprehensive plan—there were concerns regarding the lack of unique circumstances that would justify the variance. The applicant has the option to construct an attached garage, which could provide the needed space without exceeding zoning limits.
