In a recent government meeting, plans for a new construction project on a 2.08-acre site were discussed, focusing on the addition of a detached accessory building. The proposal includes a 1,889 square foot structure featuring a 694 square foot garage and workshop on the basement level, along with a 1,195 square foot accessory dwelling unit (ADU) above. The project also encompasses various site improvements, including a new pool, spa, patio areas, and landscaping enhancements.
The proposed total building area of 7,301 square feet exceeds the maximum guideline for the Florida Lot Area Ratio by 131%. Approval for modifications regarding the accessory building's floor area and its placement in the front yard was granted on November 1, 2023. The project is currently seeking project design approval and final approval, having been previously reviewed on August 28.
During the meeting, the architectural design of the ADU received positive feedback from board members, who noted its compatibility with the main residence and the thoughtful landscaping that would minimize visibility from the cul-de-sac. The board expressed support for the additional garage space to accommodate covered parking for the ADU, given the site's large scale.
However, concerns were raised regarding the potential removal of trees and the need for stormwater management details. Board members requested further information on these aspects in future hearings. Additionally, a staff member highlighted that the project requires working construction drawings for final approval, which were not fully presented at this meeting.
The project aims to incorporate sustainable practices, including permeable paving for the pool deck and driveway, to manage stormwater effectively on the steeply sloped site. The next steps will involve addressing the board's comments and providing the necessary documentation for continued review.
