In a recent government meeting, plans for the Cascades development in Brooksville were discussed, focusing on a significant rezoning request for an approximately 462-acre tract. The proposal aims to transition the land from its current zoning to a mixed-use designation, allowing for the construction of up to 1,477 residential units and 50,000 square feet of commercial space along US 41.
The development will consist of various housing types, including single-family homes, villas, bungalows, and townhomes, with a total of 1,040 units anticipated across three parcels of land. The first two phases of the Cascades project, which are already developed, remain age-restricted and gated, while the new phases will feature public roads and no age restrictions.

Concerns were raised regarding the impact of the new development on local schools, with projections estimating an increase of approximately 268 students across elementary, middle, and high schools. The school district representative noted that the anticipated student generation rates were based on historical data for different housing types.
The proposal is set to be reviewed by the city council on October 7, with city staff expressing support for the development, citing its compatibility with the area's comprehensive plan. The meeting underscored the importance of addressing transportation and access issues, particularly in relation to fire safety regulations, as the project moves forward.
